What is it?
A lint trap is a specialized holding tank used in commercial establishments to remove excessive amounts of lint and silt which could interfere with proper
drainage of waste water. Typical applications include commercial laundromats, dry-cleaners and apartment complexes. The effluent from these facilities
usually contain excessive quantities of lint, silt and other debris that will build up in your pipes over time and cause huge plumbing nightmares. Many
drainage problems at apartment complexes can be attributed directly to infrequent cleaning.
What does it do?
A lint trap intercepts the lint-silt laden water and retains it for a sufficient amount of time to allow it cool down and promote the separation (fall-out) of the
lint/’silt. Most lint interceptors require service when lint reaches 10-15 percent solids on the bottom of the trap.
How does it work?
The larger traps contains several compartments and have two lids where the lint coagulates and floats to the surface and heavier solids sink to the
bottom. Smaller traps have only one chamber and are designed for low flow (smaller laundry's)situations or have been in place since for a long time and
are grandfathered in.As a gallon of wastewater comes in to the trap it forces a "processed" gallon out. This gallon that leaves should be free of
contaminant (lint silt etc.) Traps are sized by the number of washing machines that are in the facility attached to the lint trap or holding tank. These
plumbing codes are available by either contacting your city or the plumbing contractor you currently use. (call us if you need one 713-868-1171)
Who has one?
Any apartment complex that has at least 3 washing machines in a laundry room will has a lint trap. Cleaners, comercial laundry's, hotels and hospitals will
also have lint traps of varying sizes. The exception to this are properties that have been operating continuously since the 1960's and have never been
updated. This applies to only a couple of properties in Houston.
Why Clean it?
The most important key to the successful operation of the lint trap is your maintenance program. The trap should be cleaned (pumped out) routinely to
prevent the escape of large quantities of lint/silt which cause plumbing problems like backed up drains pools of dirty laundry water outside . The Cty of
Houston requires mandatory quarterly cleanings and imposes fines for non-compliance (to help fund the Health Department). Keep in mind if you are a
heavy user of your machines or add more machines you may need to evacuate your traps more frequently. Keep in mind your lint trap is only as good as
your maintenance program! Keep in mind, when you look in a lint trap you should see water your waste will be building up at the bottom of your trap(lint
sinks over time).
